<p><strong>Short-Term Rentals</strong></p>
<p>The new legislation of January 2024 applies to all short-term rentals of residential properties for holiday purposes.</p>
<p>Rental agreements for residential units, including villas and flats in complexes and that are concluded for less than 100 days are subject to the regulations.</p>
<ul>

<p>Rentals of more than 100 days in one contract are exempt.</p>
<p>How to get a tourist license from the Ministry of Culture &amp; Tourism</p>
<p>There are several criteria to obtain a license applications but the most important one is the unanimous agreement of all owners within a residential complex.</p>
<p>This decision must be recorded in the minutes of the complex&#8217;s management reports.</p>
<p>Only villas located on a single plot do not need approval from others. These villas must also go through the registration process as a vacation property.</p>
<p>You cannot advertise a rental without a valid rental permit.</p>
<p>Online platforms enabling tourism rentals have also responsibilities under the regulation</p>
<p>Penalties for non-compliance with the short-term rental regulations</p>
<p>If the owner rents the flat without a permit, the initial administrative fine is 100,000 TL the owner does not receive a permit within 15 days and continues renting the flat, the fine is 500,000 TL</p>
<ul>
<li>If a person rents an apartment from the owner for a long term and rents it for a short term, the fine is 100,000 TL.</li>
<li>Publishing advertisements on the internet is also prohibited from persons who do not have a licence.</li>
<li>No permit plaque signboard from the Ministry of Tourism on the property is 100,000 TL</li>
</ul>
<p><strong>Long-Term Rentals over 100 Days</strong></p>
<p>A notarial contract rental contract is mandatory for long-term rental agreements.  The property owner and the renter must visit a notary office rental contract facility to authenticate the Turkey rental agreement, which provides legal protection for both parties and is required for Tukey residence permit rental applications by foreigners.</p>

<p><strong>Gazipasa</strong> is a town and district of the <em>Antalya Province</em> on the Mediterranean coast of southern Turkey, 180 km east of the city of Antalya. Gazipaşa is a quiet rural district famous for its bananas and oranges.The Gazipasa district is neighboured by Alanya from the west, Sarıveliler from the  north and Anamur from the east.</p>
<p>The old name of Gazipasa was Selinus, which mutated to Selinti in the early Turkish period.</p>
<p><strong>Geography</strong><br />
The district of Gazipasa stands on a narrow strip of coast between the Mediterranean Sea and the high Taurus Mountains rising steeply behind (highest point the 2253m “Deliktaş”. You can find prehistoric animal remains (shelled sea animals) around these highest points on the mountains as before becoming the Taurus Mountains (Paleozoic Age) these peaks were seaside. The coast road is narrow and winding beyond Alanya, making Gazipasa remote and hard to access from Antalya and even more so from further east (it is 80 km to the next town Anamur but it takes two hours to drive). The remote rocky hillsides are reputedly home to large quantities of snakes, scorpions and other dangerous wildlife. There is 50 km of coastline, about half of which is sandy beaches and even the rocky stretches have small coves that are also used for swimming. The beaches of Gazipasa are used as nesting grounds by the sea turtles caretta caretta. Construction is forbidden in these sea turtle areas. It makes these beaches even more silent.</p>
<p>The local economy depends on agriculture; the land on the coastal strip is used for growing fruits and vegetables, especially citrus fruits and bananas, and in recent years a large number of glasshouses have been built to produce crops such as cucumbers, strawberries and artichokes all year round. Some grain is also grown and animals are grazed higher in the mountains. There is also some forestry and fishing but no industry. The local council is controlled by the centre-left CHP..</p>
<p><em>Gazipasa</em> has not experienced the tourist boom of neighbouring Alanya but there are now efforts being made to attract tourists to the district by building a yacht marina and an international airport. Tourist attractions include some sites from antiquity, caves, beaches, mountain walking.</p>
<p>The new <strong>Gazipasa Airport</strong> will serve the tourist economies of Alanya and Yesiloz.</p>

<p><strong>History<br />
</strong>This is a part of the world with a long history, there is evidence of Hittite settlement going back to 2000 BC, and it is assumed that this coast was settled long before that. The Ancient Greek city of Selinus was established here on the River Kestros (today called Hacımusa) by 628 BC, as part of the kingdom of Cilicia. In 197 BC the area passed into the hands of the Ancient Romans, and in the 1st century AD the Emperor Trajan died here after falling ill while journeying along the Mediterranean coast. His body was taken by his successor Hadrian for burial in Rome and for a period the town was named Traianapolis.</p>
<p>The Romans were succeeded by the Byzantines, who lost the area to the Seljuk Turks of `Ala’ ad-Din Kay-Qubad in 1225. During the area of the Anatolian Turkish Beyliks the coast including Selinti was controlled by the Karamanoğlu clan of Konya and was brought into the Ottoman Empire in 1472 by Gedik Ahmet Pasha, naval commander of Sultan Mehmet II. The 17th century traveller Evliya Çelebi records Selinti as a group of 26 villages, with a well-kept mosque on the seafront along with a jetty for boats to Cyprus, and green mountains behind.</p>
<p>Archaeological research continues and in 2004 a team from Florida State University found a small bronze statue of Pegasus dating back to 300 BC in the waters off Gazipasa; it is now in the Museum of Alanya. We can list the castles in Gazipasa as Selinus, Iotape, Lamus (Adanda), Nephelis and Antiochia AD CRAGUM.</p>

<p><strong>Kaş</strong> is a small fishing, yachting and tourist town in district of Antalya Province of Turkey, 168km west of the city of Antalya. As a tourist town it is relatively unspoiled.</p>
<p>The town of <em>Kaş</em> is on a hill running down to the sea. The district has a typical Mediterranean climate of hot, dry summers and warm, wet winters, which allows the growth of oranges, lemons and bananas. The lowland areas are also planted with cut flowers and a variety of fruits and vegetables, many are grown all year round under glass. The hillsides produce honey, and almonds, while at high altitudes there are extensive pine forests. The weather is drier at high altitudes. Although agriculture is still important, tourism is the main source of income in the district, which has many hotels and guest houses.</p>
<p>About 2 km (1 mi) offshore from Kaş is the Greek island of Kastelórizo (in Turkish Meis Adası) to/from which Turkish vessels ferry from time to time.</p>
<p><strong>History</strong></p>
<p>Although the Teke peninsula has been occupied since the Stone Age it seems Kaş was founded by the Lycians, and its name in Lycian language was Habesos or Habesa. It was a member of the Lycian League, and its importance during this time is confirmed by the presence of one of the richest Lycian necropolis.</p>
<p>The ancient Greeks later gave it the name of Antiphéllos or Antíphilos, since it was the harbor in front of the city of Phellos. During the Roman period, Antiphéllos was famous for exporting sponges and timber. Pliny the Elder refers to the town in the fifth book of his Naturalis Historia. After 395 the town became part of the Eastern Roman Empire (Byzantine) and during the early Middle Ages was a bishop’s sea – and as Antiphellus is still a titular sea.</p>

<p>The town suffered because of Arab incursions, then was annexed (under the name of Andifli) to the Anatolian Sultanate of Rüm, led by the Seljuks. After the demise of the Seljuks, it came under the Ottomans.</p>
<p>In 1923, because of the Exchange of populations between Greece and Turkey after the Greco-Turkish War, the majority of the population, which was of Greek origin, left the town for Greece.</p>
<p>In the early 1990s tourism started booming in Kaş, with visitors mainly from the UK and Germany. This growth of tourism brought an explosion in apartment building (often without license), which seriously threatened the landscape and the environment. Particularly affected was the beautiful Çukurbağ Peninsula, west of the town, which now has luxury hotels built on it.</p>

<p><strong>Tourism</strong></p>
<p>The tourist industry is centred on the pleasant town of Kaş, but many other coastal towns and villages in the district have plenty of accommodation for visitors including Kalkan and Gelemiş. The district can be reached from both Antalya and Dalaman airports.</p>
<p>Kaş itself is a quiet pleasant town with its blue sea and narrow streets scented with jasmine flowers. There are plenty of little guest houses, quiet cafes serving home cooking, or small bars to relax after a day’s scuba diving. Kaş has an annual arts festival, jazz concerts in the Roman amphitheatre and the Kiln Under the Sea arts collective have held underwater ceramics exhibitions here.</p>
<p>Kaş is one of the leading spots for diving in Turkey. There is a diving school, many places with equipment for hire and at the port, local divers offer courses. If you decide to try diving in Kaş you can expect to see a beautiful array of fish and other sea creatures like octopus and possibly dolphins, and also the wrecks of some ancient ships.</p>
<p><strong>Demographics</strong></p>
<p>According to 2007 census, the town has 5.922 and its villages have 49.629 habitants. Kaş has 5 municipalities (Gömbe, Kalkan, Kınık, Ova and Yeşilköy) and 48 villages.</p>

<p>Koy formerly Eski (old town), on the reputation Kemer (means water) in 191O. The villagers have constructed a 23 km aqueduct at the foot of the Taurus Mountains to protect the village from floods. This ancient village has become one of the most important tourist centres of Turkey from 1980 with the tourist region of Antalya.</p>
<p><strong>Kemer: spectacular scenery, beaches, and forests</strong></p>
<p><em>Kemer</em> has a spectacular landscape: broad sandy beaches alongside pine forests at the foot of the mountain range of Taurus (Toros Daglar). This place seamlessly blends tourism with this beautiful landscape and offers all the benefits of a modern seaside resort. <p><strong>Practical Guide Kemer</strong></p>
<p>Kemer is a charming small town and is an ideal resort to enjoy holidays. Liman Caddesi, the main street, bordered by pine trees, hotels, bars, cafes and shops where you can purchase leather, souvenirs and Turkish carpets. In the north, at the end of the street is the marina of Kemer (marina), south of the pebble beaches surrounded by green grass and fragrant pine trees. There are also equipment rentals on the beach for water sports such as sailing, water skiing, jet skiing, umbrellas …</p>
<p><strong>Around Kemer</strong></p>
<p>Beldibi is a seaside resort 12 km from Kemer. In the Beldibi cave, prehistoric remains were discovered.</p>
<p>The ancient city of Phaselis is located 15 km south of Kemer, Phaselis was an important commercial centre in the 5th century with its three ports located at the foot of the Tahtali Mountain. The trading port dating from the Hellenistic period became archbishop during the Roman period, and today contains mostly Roman ruins: ports, walls of the citadel, the Temple of Jupiter, Karal way Antonius Caravella and theatre. Phaselis is a pleasant place where young swimmers can swim in safety, in a setting where nature and history is one.</p>

<p><strong>Climate and Weather</strong><br />
Kemer has a typical Mediterranean climate with hot summers and dry winters and rainy temperate. Bathed in sunshine for 300 days, Kemer provides a long tourist season.</p>
<p>Kemer is a seaside resort and district of the Antalya Province on the Mediterranean coast in Turkey, which is 40 km west of the city of Antalya.<br />
Kemer is located on the Gulf of Antalya and 53 km from the coast to the western edge of the Taurus Mountains. The coast has typically Mediterranean, hot and dry weather and warm sea water. Until the early 1980s, this seaside resort was a quiet place surrounded by rural surroundings. Today, however, Kemer as well as other coastal cities take a very important role in Turkey&#8217;s tourism industry.</p>
<p><strong>History:</strong></p>
<p>Research shows that Kemer belonged to the Lycian city of Idyros.<br />
Kemer was called &#8220;eski köy&#8221; (old village) until in 1917 a 23 km long wall was built next to the water flow from the top station of the canal to protect the city from flooding, which was a persistent problem before. So the name Kemer (belt) refers to the wall. Until the 1960s there was no coastal road and the area was only accessible by boat. Back in the 1980s, a route through the city and large investments in infrastructure were planned, which would be financed by the World Bank and aimed at far-reaching development in the tourism industry.</p>
<p><strong>Population:</strong></p>
<p>According to the 2007 census, the district has a population of 33,153. The city itself has 11,733 inhabitants. Kemer has 4 municipalities (Beldibi, Çamyuva, Göynük, Tekirova) and 4 villages.</p>
<p><strong>Tourism in Kemer:</strong></p>
<p>One of the main attractions of Kemer is its natural beauty, the sea, the mountains and the pine forests, all of which are harmoniously connected. The coast from Beldibi to Tekirova is made up of pristine beaches and bays of various sizes, all of which include pebble beaches. With convenient transportation, good communications and other communal services, Kemer owns a large portion of the capacity of hotels in the Antalya region. This seaside resort is a comfortable, quiet and internationally recognized coastal resort. This attracts many visitors from countries such as Germany, the Netherlands and, in recent years, families from Russia. Many of the visitors book an inexpensive all-inclusive package. Tourism is the backbone of the local economy in the region. Kemer is visited by many tourists every year, so most of the shops in Kemer are stocked with things like leather jackets etc. The trade is carried out both in the national currency &#8220;Türk Lirası&#8221; and in euros.<br />
Kemer&#8217;s marina with 300 yachts offers you a variety of restaurants, bars and cafes. It is one of the most important wintering areas for sailors from the USA, Great Britain and other countries in Europe.<br />
Göynük Mountain, Ulupınar, Olympos, Chimera, Phaselis, the &#8220;Three Islands&#8221; and Eco Park are famous tourist spots in Kemer.<br />
The city of Kemer has vibrant clubs, bars, restaurants, beaches and a port with a capacity of 300 boats. Popular coastal villages are Beldibi, Kiris, Çayova, Aslanbucak, Kuzdere, Beycik, Çamyuva, Göynük and Çıralı.<br />
Annual events in the area include art exhibitions in Phaselis, regattas, WRC (World Rally Championship), Turkey Offshore Championship, Turkey Motocross Championship, Phaselis Art Festival and Carnival. International pop stars and DJs such as DJ Tiesto and Tarkan offer concerts on the coast in summer.</p>

Antalya, the bustling metropolis on the Turkish Riviera is very close.</p>
<p>Particularly impressive is the port and old town district with its narrow streets and wooden houses. <em>Antalya</em> with its beaches, resorts and destinations is worth a visit. A visit to the best preserved ancient Roman amphitheatre in Aspendos rich in history. Also the tourist resort of Side, located in the southeast, has a selection of comfortable hotels, long sandy beaches and numerous water sports and entertainment programs which leave no wishes unfulfilled.</p>
<p>At the weekly market of the nearby provincial town of Manavgat you can find Turkish specialties, ceramics, spices and cheap imitations of designer goods.  Athletic holiday makers can take a hike to the mountainous, go mountain biking, or go rafting and aching muscles, fun and adventure are guaranteed.</p>
