<p><strong>Short-Term Rentals</strong></p>
<p>The new legislation of January 2024 applies to all short-term rentals of residential properties for holiday purposes.</p>
<p>Rental agreements for residential units, including villas and flats in complexes and that are concluded for less than 100 days are subject to the regulations.</p>
<ul>

<p>Rentals of more than 100 days in one contract are exempt.</p>
<p>How to get a tourist license from the Ministry of Culture &amp; Tourism</p>
<p>There are several criteria to obtain a license applications but the most important one is the unanimous agreement of all owners within a residential complex.</p>
<p>This decision must be recorded in the minutes of the complex&#8217;s management reports.</p>
<p>Only villas located on a single plot do not need approval from others. These villas must also go through the registration process as a vacation property.</p>
<p>You cannot advertise a rental without a valid rental permit.</p>
<p>Online platforms enabling tourism rentals have also responsibilities under the regulation</p>
<p>Penalties for non-compliance with the short-term rental regulations</p>
<p>If the owner rents the flat without a permit, the initial administrative fine is 100,000 TL the owner does not receive a permit within 15 days and continues renting the flat, the fine is 500,000 TL</p>
<ul>
<li>If a person rents an apartment from the owner for a long term and rents it for a short term, the fine is 100,000 TL.</li>
<li>Publishing advertisements on the internet is also prohibited from persons who do not have a licence.</li>
<li>No permit plaque signboard from the Ministry of Tourism on the property is 100,000 TL</li>
</ul>
<p><strong>Long-Term Rentals over 100 Days</strong></p>
<p>A notarial contract rental contract is mandatory for long-term rental agreements.  The property owner and the renter must visit a notary office rental contract facility to authenticate the Turkey rental agreement, which provides legal protection for both parties and is required for Tukey residence permit rental applications by foreigners.</p>

<p><strong>Mersin</strong></p>
<p>Mersin is a large city and port on the Mediterranean coast of southern Turkey. It is the provincial capital of the Mersin Province (formerly İçel). It is made up of four district governorates, each having its own municipality: Akdeniz, Mezitli, Toroslar and Yenişehir.</p>
<p>Mersin lies on the western side of Çukurova, a geographical, economic and cultural region of Turkey. It is an important hub for Turkey&#8217;s economy, with Turkey&#8217;s largest seaport being located here. The city hosted the 2013 Mediterranean Games.</p>
<p>As urbanisation continues eastward, a larger metropolitan region combining Mersin with Tarsus and Adana (the Adana-Mersin Metropolitan Area) is in the making with more than 3.3 million inhabitants.</p>
<p>Adana Sakirpasa Airport (ADA), 69 kilometres from Mersin city centre, is the nearest international airport. There are ferry services from Mersin to Famagusta in Northern Cyprus. Mersin is linked to Adana via Tarsus by way of TCDD trains and modern highways<em>.</em></p>

<p>Today, Mersin is a large city spreading out along the coastline, with <a href="https://en.wikipedia.org/wiki/Skyscraper">skyscrapers</a>, huge hotels, an opera house, expensive real estate near the sea or up in the hills, and many other modern urban amenities. It has the longest seashore in Turkey as well as in the <a href="https://en.wikipedia.org/wiki/Eastern_Mediterranean">Eastern Mediterranean</a>.</p>
<p>The Metropolitan Municipality has modernized long stretches of the seafront with walkways, parks and statues, and there are still palm trees on the roadsides especially where the younger generation like to hang out in the cafés and patisseries of smart neighbourhoods such as Pozcu or Çamlibel, with many well-known shops and restaurants. The older city centre is a maze of narrow streets and arcades of little shops and cafes. Around the fish market several stalls and shops sell Mersin&#8217;s signature dish <a href="https://en.wikipedia.org/wiki/Tantuni">tantuni</a> as well as grilled liver sandwiches.</p>

<p><strong>Cultural and Religious Tourism: </strong><br />
Mersin is an incredible melting pot of cultures. Saint Paulus, the first Apostle of Christ, was born in Tarsus which is 25 km to the east of Mersin. Tarsus has a cultural heritage accumulated over 6 thousand years. Archaeological excavations carried out in Yumuktepe, located in the centre of Mersin, have shown that the city was first built 9 thousand years ago. Silifke, which was founded by Selefkos Nikator, one of the commanders of Alexander the Great, is preparing to celebrate the 2300th anniversary of its founding. Around 100 ancient cities scattered around Silifke feature the unique heritage of the Greek, Roman and Byzantian civilizations. In addition to these, Antakya, the city of Saint Pierre located a 3-hour drive away from Mersin, and Cappadocia, the city of the fairy chimneys located a 4-hour drive away, are among other tourist attractions which should not be missed.</p>
<p><strong>Ecological Tourism:</strong><br />
The Silifke Goksu Delta and the Tarsus Berdan River Salt Lake Delta are wetlands which are protected under international treaties. If you are interested in these bird heavens and turtle breeding places you can join a photo safari at any time suiting to your travel plans.</p>
<p><strong>Water Sports and Rafting: </strong><br />
Rafting tours are organized in Koprucay under the supervision of experienced guides and instructors every weekend from May to September.</p>
<p><strong>Archaeological Tourism: </strong><br />
Mersin ranks first among Anatolian cities in terms of the number archaeological excavation sites. Some 10 excavation centres bring the ruins of various civilizations to light. Apart from the Mersin Museum, you can also visit the Mersin Ataturk House, the Tarsus Museum, the Silifke Museum, the Silifke Ataturk House and the Narlıkuyu Mosaic Museum everyday with the exception of Tuesdays.</p>
<p><strong>Mersin Highlands and Plateau Tourism:</strong><br />
Mersin &#8211; İçel region is a heaven of plateaus. You can enjoy the cool mountain air in the many plateaus intermingled with archaeological sites at the heart of Toros Mountains away from the scorching heat and noise of cities.</p>
<p><strong>Major Archaeological Sites and Historical Places in Mersin</strong></p>
<p><strong>Anamurium: </strong><br />
This ancient city is located on the eastern part of Cape Anamur, 6 kilometers south-west of Anamur. It was first built by the Romans and reconstructed during the Byzantian era.</p>
<p><strong>Mamure Castle: </strong><br />
Located 6 km south-east of Anamur, the castle has loophole walls built in order to thwart attacks from sea and land and it is surrounded by protection ditches on its three sides. Used by Romans, Byzantians, Karamanogulları and Ottomans the castle has Turkish-Islam architectural works such as mosques, fountains and Turkish baths.</p>
<p><strong>Silifke Castle:</strong><br />
The oval-shaped castle is built on a hill dominating Silifke and surrounded by ditches. There are ruins of arched galleries, water reservoirs, tanks and other structures inside the castle. It was used as the first settlement in ancient times. It was later modified by the Crusaders during their fights against the Turks. 10 of its 23 towers remain intact. Ruins of a mosque, which is believed to have been Yildirim Beyazit’s rule, can be seen within the castle.</p>
<p><strong>Uzuncaburç (Olba-Diocaesarea):</strong><br />
Uzuncaburç which is 30 km north of Silifke is reached through valleys and forests. Being one of the religious centres of the Hellenistic era, Uzuncaburç was called “Olba” in that period and “Diocaesarea” during the Roman period. In the entrance to it, there is a theatre dating back to the Roman period and, around it, there is a holy road with ancient remains. All the 36 columns of the Zeus Olbios Temple, which is 2,300 years old, surrounded by high walls and with a vast courtyard, are intact. At the end of the holy road is a temple built for Tykhe (Fortuna), the goddess of success and good luck. The City Gate which has a monumental character was constructed with cut stones.<br />
The tower which dates back to the Hellenistic era and the stone graves which cover the slopes along the valley in the north indicate that Uzuncaburç was one of the most important cities of the period.</p>
<p><strong>Cleopatra Gate: </strong><br />
Of the three gates of the city, once surrounded by walls, only the one facing the sea remains intact. Legend has it that Cleopatra entered the city through this gate to meet Antonius.</p>
<p><strong>Aya-Thekla (Hagia Thekla): </strong><br />
Built around 50 B.C., is a unique place with its legends which have reached our day and with the cultural heritage it contains.</p>
<p><strong>Rock-Cut Human Reliefs: </strong><br />
While going from the Maiden Castle towards the Village of Hüseyinler, if one leaves the road at the sixth kilometre and travels westward for another two kilometres, one arrives at the Creek Satan (Seytan Deresi). Human figures are carved on the rocky slope of this deep valley. These roman reliefs, which date back to the first century A.C. and which number 13, display scenes of funeral supper.</p>
<p><strong>Caves of Heaven-Hell:</strong><br />
This is a large pit which came into being when the ceiling collapsed as a result of chemical erosion caused by an underground creek. It is said that the cave which is located at the bottom of the initial subsidence and is one of these natural wonders known as the “Corycian Caves” in the ancient ages was the home of the Monster Typhon. At the entrance of the cave, there is a small church which a pious man named Paulus caused to be built. One goes down the subsidence of Heaven by a stair of 452 steps each of which is quite wide. There are 300 steps to the church. After the church, one hears the sound of a mythological underground creek at the point where the cave ends. The pit of Hell which is 75 metres ahead of the subsidence of Heaven came into being in a similar way. The pit of Hell looks awe-inspiring. Rumour has it that sinners and criminals were thrown into this pit in the past. It is recounted that Typhon, who was “the giant of giants” in mythology and who destroyed every place through which he went, was confined here. The Cave of Dilek and Asthma which is located 18 metres under the ground is in the vicinity.</p>
<p><strong>Kanlıdivane: </strong><br />
It is 3 km ahead of the road that turns right at the 45th kilometre of the Mersin-Silifke highway. The city, which was called Carytelis in the Ancient Age, is situated around a large swallow, that is, a wide and deep subsidence. In Kanlıdivane which contains ruins of a temple, church, cistern and a town dating back to the Hellenistic, Roman and Byzantine periods, there is also a Hellenistic tower built in the second century B.C. When one goes down into the swallow through ancient stairs, one sees figures of women and men carved on the rock on the right-hand side. It is said that, at the time of Byzantine Emperor Theodosius II, criminals were thrown into this swallow in which there were wild animals.</p>
<p><strong>Yumuktepe: </strong><br />
It is north-west of the city. 33 tiers of civilizations were unearthed as a result of excavations carried out in this tumulus. The first settlement in Yumuktepe was built in the Neolithic age and continued uninterruptedly during Chalcolithic, Bronze, Hitite, Byzantium and Islamic eras. Artifacts, which are being displayed in Mersin Museum, include weapons used during the Hitite period, ceramics, stone seals, copper fishing lines, woman sculptures, jewellery and kilns. A castle discovered 25 meters under the tumulus is a small copy of the one built in Bogazkoy.</p>
<p><strong>St. Paul’s Well: </strong><br />
It is a well located in a courtyard of a demolished house, where St. Paul is believed to have lived, in Tarsus city center. Recent excavations have unearthed some walls.</p>
<p><strong>St. Paul’s Church: </strong><br />
St. Paul, one of the leading figures of the Christianity, is believed to have had this church constructed as St. Paul Cathedral at Tarsus city center in 1102. It attracts attention by its Roman-style thick and high walls, deep windows with a wide internal side and a narrow external side and thick columns.</p>
<p><strong>The Cave of the Seven Sleepers: </strong><br />
The cave, mentioned in Kefh sura of the Koran, is 14 km north-west of Tarsus and is considered a sacred place both by the Muslims and the Christians. Around 250 A.D. Dacianus, a Greek ruler of Tarsus city, warned 7 young people, who had accepted to worship a single god, that they would be punished unless they worshipped idols. The 7 young people have fled from the ruler&#8217;s oppression and took refuge in this cave where, according to legend, slept there for 309 years.</p>
<p><strong>Alahan Monastery: </strong><br />
It is 24 km north of Mut county. Religious persecution suffered by early Christians during the period when the Christianity spread to Cappadocia and Liconia and fear of death forced these peoples to live in caves and cavities carved on rocks in mountainous areas. According to the legend, it was constructed in memory of St. Paul, one of the Christ’s Apostles, and Barnabas, one of the pioneers of the Christianity who lived in Tarsus, who visited the monastery.</p>
<p><strong>Three Angels Mosaic and Roman Bath: </strong><br />
It is located on the coast of Narlikuyu Bay 67 km to Mersin. A part of the bath and the coloured floor mosaic portraying the three angels known as &#8220;Gratiae&#8221; in mythology are protected within a building. The structure was built by the Romans in 4th century.</p>
<p><strong>Viranşehir (Soli &#8211; Pompeipolis): </strong><br />
It is located on the coast 12 km to Mersin. This ancient city, known as &#8220;Soli&#8221; in the Hellenistic age, were ruled by Persians, Macedonians, Selefkos and Romans. Soli was conquered by Pompeus, one of the most glorious commanders of the Roman Empire, was named &#8220;Pompeipolis&#8221; after some renovations. It was ruined as a result of an earthquake that occurred in B.C. 527 and it is presently known as &#8220;Viranşehir&#8221;. Its road with parallel columns and the old port are worth seeing.</p>
<p><strong>Corycus Ruins and Maiden Castle: </strong><br />
Located 23 km west of Erdemli and by the sea. This city, which became lively starting in the fourth century B.C. and was surrounded by walls, witnessed the Roman, Byzantine, Iusignan and Karamanoğulları periods. Maiden Castle was built to protect the ancient city of Korykos. The strong stonework of the Castle, a subject of legends, is quite impressive. The Castle was repaired by Karamanoğlu İbrahim Bey.</p>

<p>The property investment must be made in accordance with the laws and regulations of Turkey. Foreigners can investment in residential properties, commercial premises, land or agricultural land to meet the requirements. When making this investment they must have the title deeds of the real estate they are purchasing officially transferred into their names in the land registry offices.</p>
<p>To apply for Turkish citizenship the foreigner applying must hold a valid residency permit or a blue identification card. When apply for citizenship, the person’s wife or husband and any children under the age of 18 may also apply with them. So it is sufficient for one person in a family to make the investment to apply for Turkish citizenship.</p>
<p>It is not possible to apply directly to the department of the interior directorate general of population and citizenship affairs for Turkish citizenship yourself, all applications must be processed by authorised lawyers. If the application is made with all the correct supporting documents as per the requirements of the law the application is usually finalized within 2 months.</p>
<p>The documents that are required for the application for Turkish citizenship include the passport, residency permit or work permit, photographs, birth certificate of the person applying. Further documents may be requested. The person or persons apply must not pose a threat to the national security of Turkey. <p><strong>Istanbul</strong>, formerly known as Constantinople and ancient Byzantium, is the largest city and principal seaport of Turkey. It was the capital of both the Byzantine Empire and the Ottoman Empire.</p>
<p>The old walled city of Istanbul stands on a triangular peninsula between Europe and Asia. For more than 2000 years Istanbul has stood between conflicting surges of culture, religion and imperial power, sometimes as a bridge and sometimes as a barrier. During most of this time Istanbul was one of the most coveted cities in the world.</p>
<p>Its first name comes from the Megara king, Byzas, who, in 657 BCE established a colony named Byzantium, the Greek name for a city. In 196 CE, the Roman emperor Septimius Severus, attacked and conquered the town for opposing him in a civil war and renamed it Augusta Antonina, after his son. In 330 CE Constantine declared the city as his capital and named it New Rome, coinage was stamped Byzantium until he ordered it be substituted with Constantinople. The Greeks referred to trips there as “eis ten polin”, meaning “into the city” at the end of the 1st millennium. By the 13th century this Greek phrase had become a commonly used name for the city, Istinpolin. When the Ottoman Empire, under the rule of Sultan Mehmed II, took over rule of the city in 1453, it was renamed “Islambol” meaning city of Islam. Over time these 2 names joined to form Istanbul. The Turkish Post Office officially changed the name in 1930, however, the city continued to bear the millenary name of Constantinople.</p>
<p>The old city contains about 9 square miles (23 square km), but the present municipal boundaries stretch a great deal beyond. The original peninsular city has seven hills, requisite for Constantine’s “New Rome.” Six are crests of a long ridge above the Golden Horn; the other is a solitary eminence in the southwest corner. Around their slopes many of the mosques and other historic landmarks built over time that were collectively designated a UNESCO World Heritage site in 1985.</p>

The waters surrounding the peninsula are called “the three seas”: they are the Golden Horn, the Bosporus, and the Sea of Marmara. The Golden Horn is a deep drowned valley about 4.5 miles (7 km) long. Early inhabitants saw it as being shaped like a deer horn, but modern Turks call it the Haliç (“Canal”). The Bosporus (İstanbul Boğazı) is the channel connecting the Black Sea (Karadeniz) to the Mediterranean (Akdeniz) by way of the Sea of Marmara (Marmara Denizi) and the straits of the Dardanelles. The narrow Golden Horn separates old Istanbul (Stamboul) to the south from the “new” city of Beyoğlu to the north; the broader Bosporus divides European Istanbul from the city’s districts on the Asian shore—Üsküdar (ancient Chrysopolis) and Kadıköy (ancient Chalcedon).</p>
<p>Fire, earthquake, riot, and invasion have ravaged Istanbul many times, more than 60 big fires and numerous earthquakes that were large enough to warrant being recorded in history. The traces of these disasters have been replaced with urban development: today wide roadways run through the historic quarters of the old city, and unpaved alleys overhung with old wooden houses coexist with modern high-rise buildings, office parks, and shopping malls.</p>
<p>The Galata and Atatürk bridges cross the Golden Horn to Beyoğlu. Each day before dawn their centre spans are swung open to allow passage to seagoing ships. The shores of the Horn, served by water buses, are a jumble of docks, warehouses, factories, and occasional historical ruins. Ferries to the Asian side of Istanbul leave from under the Galata Bridge. Istanbul has three of the world’s longest suspension bridges: Bosporus I Bridge which was completed in 1973, the Fatih Sultan Mehmed Bridge which was completed 1988, and the Yavuz Sultan Selim Bridge completed in 2016). There are 2 tunnels which run under the Bosporus, one for passenger rail and one for automobile traffic, which were respectively opened in 2013 and 2016.</p>
<p>Beyoğlu, which is considered to be “modern Istanbul,” remains, as it has been since the 10th century, the foreign quarter. Only a few building which were built before the 19<sup>th</sup> century have been left standing by warfare and fires. Warfare and fires have left standing only a few structures that were built earlier than the 19th century. There is a funicular railway that runs between the Galata waterfront and the Pera Plateau.  On the hills above you will find  the big hotels and restaurants, the travel bureaus, theatres, the opera house, the consulates, and many Turkish government offices.</p>
<p>From the 10th century onward, Galata was an enclave for foreign traders who enjoyed extraterritorial privileges behind their walls. After the Ottomans took the city in 1453, all foreigners who were not citizens of the empire were restricted to this quarter. Around the  various embassy palatial   there were compounds that included schools, churches, and hospitals for the various nationalities. Eventually the Galata district became over crowded, meaning that the buildings moved higeher up the slopes to the open country of Pera so that the tide of building moved higher up the slope to the open country of Pera.</p>

<p>The Basilica Cistern, the largest of the ancient cisterns beneath Istanbul.</p>
<p>The closed cisterns, of which there are more than 80 remaining, include one of the most beautiful and mysterious structures of Istanbul, the Basilica Cistern, known in Turkish as the Yerebatan Sarayı (“Underground Palace”) or Yerebatan Sarnıcı (“Underground Cistern”), near Hagia Sophia; its 336 columns rise from the still, black waters to a vaulted roof.</p>
<p>The Golden Gate is a triumphal arch from about 390. It was built into the defenses of Theodosius II, near the junction of the land and sea walls. The marble-clad bases of its two large towers still stand, and three arches decorated with columns stretch between them.</p>
<p>The only well-preserved example of Byzantine palace architecture is the shell of a three-story rectangular building of limestone and brick, laid in patterns and stripes. Dating from about 1300, it is called the Palace of Constantine (Tekfur Sarayı) and is attached to the land walls not far from the Golden Horn.</p>
<p>The largest legacy from the capital of the vanished empire is 25 Byzantine churches. Many of these are still in use—as mosques. The largest of the churches is considered one of the great buildings of the world. This is Hagia Sophia, whose name means “Divine Wisdom.” It’s contemporary and neighbour, St. Irene, was dedicated to “Divine Peace.” Many art historians deem the dome (105 feet [32 metres] in diameter) of Hagia Sophia to be the most beautiful in the world. The church, which shared its clergy with St. Irene, is said to have been built in 325 on the foundations of a pagan temple. The structure now standing is essentially the 6th-century edifice, although an earthquake tumbled the dome in 559, after which it was rebuilt to a smaller scale and the whole church reinforced from the outside. It was restored again in the mid-14th century. In 1453 it became a mosque with minarets, and a great chandelier was added. In 1935 it was made into a museum. The walls are still hung with Arabic calligraphic disks.</p>
<p>The Galata district is dominated by a the Galata tower that shares its name. The tower was built by the Genoese traders in 1349 as a watchtower and a fortification for their walled enclave.</p>
<p>When the Ottoman Empire  took possession of Constantinople, they covered the spines of the seven hills with domes and minarets, changing the character of the city. Like the Greeks, the Romans, and the Byzantines, the new rulers loved the city and spent much of their treasure and energy on its embellishment. The Ottoman dynasty, which lasted from 1300 to 1922, continued to build new important structures almost until the end of their line. The most imposing of their mosques were constructed from the mid-15th to the mid-16th century, and the greatest of the architects all bore the name of Sinan. They were Atik Sinan (the Elder), Sinan of Balıkesir, and Mimar Koca Sinan (Great Architect Sinan). Although the building was deeply influenced by the Persianate traditions of the Seljuq Turks, the style was blended with prevailing Hellenic and Byzantine traditions of the city. Mimar Koca Sinan’s masterpiece—and his burial place—is the Mosque of Süleyman (1550–57), inspired by, but not copied from, Hagia Sophia. It ranks as another of the world’s great buildings. Probably the most popularly known of all the mosques in Istanbul is the Blue Mosque, the mosque of Ahmed I (Ottoman sultan from 1603 to 1617), which has six minarets instead of the customary four.</p>
<p>The mosques of the 18th century and later show the effects of importing European architects and craftsmen, who produced Baroque Islamic architecture (such as the Mosque of the Fatih, rebuilt between 1767 and 1771) and even Neoclassical styles, as in the Dolmabahçe Mosque of 1853, now the Naval Museum. Large mosques were usually built with ancillary structures. Among these were Qurʾānic schools (medrese), baths (hamam) for purification, hostels and kitchens for the poor (imaret), and tombs for royalty and distinguished persons.</p>
<p>To the north, toward the Golden Horn and occupying the whole tip of the promontory, is Topkapi Palace, enclosed in a fortified wall. It was begun in 1462 by Sultan Mehmed II and served as the residence of the sultans until the beginning of the 19th century. It was to this palace that foreign ambassadors were accepted, and they were admitted through the Imperial Gate, or Bab-ı Hümayun, mistranslated by Westerners as “Sublime Porte.” The Palace consists mostly of small buildings grouped around three courts. The most significant buildings are the Çinili Köşk (Tiled Pavilion), built in 1472; the Audience Chamber (Arz Odası); the Hırka-i Şerif, a sanctuary containing relics of the Prophet Muhammad; and the elegant Baghdad Kiosk, commemorating the capture of Baghdad in 1638. The Palace houses the sultan’s treasure and has important collections of manuscripts, china, armour, and textiles. After the abandonment of the Old Palace, the sultans built for themselves palaces along the Bosporus, such as the Beylerbeyi Palace (1865), the lavish Dolmabahçe Palace (1853), the Çırağan Palace (built in 1874 and burned in 1910), and the Yıldız Palace, which was the residence of Abdülhamid II, Ottoman sultan from 1876 to 1909.</p>
<p>The Grand Bazaar (Kapalı Çarşı), founded early in the Ottoman Empire but was often subject to fire and earthquake, had 4,000 shops around two central distributing houses. The district is laid out on a grid plan. It still bustles with life and the pursuit of piasters.</p>
<p>The L-shaped Egyptian Bazaar (Mısır Çarşısı)—so called because it is adjacent to the Yeni Valide Mosque complex, the construction of which was financed by taxes from Cairo—was once a dedicated spice market. In later times the shops expanded their wares to include dried fruit, jewellery, linens, and other goods.</p>
